One of the most common questions we are asked is, “What will it cost to build xyz?”


There is a lot of published information available that may give a rough idea of construction cost. However, these figures are usually based on historical data or broad cost ranges. The context behind the numbers is often missing, such as what is included, where the project is located, when it was built or who built it. Without this context, the information can be misleading or inaccurate.


To provide a realistic and reliable estimate, we need to understand exactly what you are building. This includes the type of project, where it is located, the size or floor area, the intended level of quality and most importantly, current market conditions. These factors all have a significant impact on cost.


The best starting point is architectural concept drawings. With these, we can prepare a budget estimate that is tailored to your project and far more accurate than generic published rates. This allows you to make informed decisions early, assess feasibility and avoid cost surprises later in the project.

WHAT IS THE DIFFERENCE BETWEEN A BUILDING ESTIMATE & COST PLAN?

Simply put, building estimates are one-off reports that price a project at a particular point in time, based on all documents available at that stage. The more developed the design, the more detailed and accurate the estimate. An estimate may be conceptual, preliminary, for DA (early in the process), detailed (based on architectural, structural, landscaping and services design) or prepared just before approaching a builder for a tender or quote.


A cost plan is an ongoing process where the cost to build a project is priced early (the earlier the better) and continually updated at key milestones as the design progresses. It may involve providing cost options or suggesting ways to reduce cost to help the owner and design team meet their design and budget goals. A cost plan provides greater cost certainty throughout the design process.

Owners, architects or builders will generally require realistic project budgets to assess the feasibility of a project or development, sometimes before a design team is engaged. We can assist by providing cost-to-build estimates and cost planning services to help establish realistic budgets tailored to your project requirements. 

DETAILED BUILDING ESTIMATES & COST PLANS

As highly skilled cost planners and estimators, we can prepare cost plans and building estimates at all stages of design.


Ideally, the cost planning process should begin at project inception and continue through each design milestone to ensure budgets are maintained. Value engineering and design option analysis may be carried out to meet project budgets and user or owner objectives.


The cost plan should also ensure that risks are appropriately managed, including provisional sums and allowance adjustments.


If required, we can also produce one-off estimates such as budget checks, pre-tender estimates, cost estimates for Council and Bank requirements and detailed cost-to-build estimates.
